The Home Information Pack will ensure that important information about a property is available to buyers and sellers early in the home buying and selling process, drawing attention to any problems before they delay the transaction or, possibly, cause it to fail.

This certificate tells you how energy efficient the home is on a scale of A-G. The most efficient homes (with the lowest running costs) are in Band A. It also tells you about the impact the home has on the environment. Better rated homes should have less impact through Carbon Dioxide emissions. Recommendations are included on the certificate about ways to improve the home's energy efficiency to save you money and help the environment. (Click here to see a sample EPC)



This is an entirely new product in the property market. Introduced in the 2004 Housing Act, it is an easily-understood report, prepared specifically so that Homeowners and Homebuyers can determine the condition of a particular property.
It can only be prepared by a Certified Home Inspector.
It can only be prepared by a Certified Home Inspector. The intention of the report is to provide an objective and unbiased view of the property's condition (as opposed to the value). The Home Condition Report also contains an Energy Performance Certificate which provides a wealth of information relating to the 'carbon footprint' of the dwelling. Equally importantly, the report provides a full reinstatement estimate, which gives owners or prospective purchasers the cost of rebuilding the property for insurance purposes.
